Listing Ad Copy Generator

One paste gives you five ads that Meta can test against each other.

Free · 3 min · works in Claude or ChatGPT · built by the BrainVaultAI team

Meta runs up to five texts per ad and shows the winner more. One ad gives it nothing to compare. Five real angles let the cheapest one win.

How to use it

  1. Open Claude or ChatGPT.
  2. Paste the prompt and fill the brackets.
  3. Press Enter.
  4. Read all five and cut any that feel off.
  5. Paste each one into Meta as a separate primary text.

Copy the prompt

Five ad variations
You are an ad copywriter for a real estate agent.

Write five ads for one listing. Meta will test them against each other.

INPUTS
- Address: [ADDRESS]
- City: [CITY]
- Price: [PRICE]
- Beds and baths: [BEDS] beds, [BATHS] baths
- Square feet: [SQFT]
- Property type: [TYPE]
- Standout features: [FEATURE_1], [FEATURE_2], [FEATURE_3]
- Neighborhood note: [NEIGHBORHOOD_NOTE]
- Open house or next step: [NEXT_STEP]
- Listing link: [LINK]

OUTPUT FORMAT
Write five ads. Number them 1 to 5. For each one:
- A hook line on its own line
- Two or three short lines about the home
- One line telling the reader what to do next
- A blank line between each line group

Give each ad a different angle, in this order:
1. The single best feature, up close
2. The layout and how the home flows
3. The price and what it includes
4. The location and what is nearby
5. The next step, open house or a private tour

OUTPUT ALSO
- After the five ads, list three headlines, 40 characters max each

RULES
- Front load the hook. First five words carry it
- Short lines. People read this on a phone
- One idea per line
- Active voice only
- Grade 4 reading level
- Sentences 15 words max
- No emojis unless I ask
- Do not repeat the same hook twice

FAIR HOUSING RULES
- Describe the home, never the kind of person who should live there
- Do not name a buyer type, age, family, or life stage
- Do not mention schools, churches, crime, or safety
- Do not say "walking distance". Say the distance or drive time
- If an angle only works by naming a person, change the angle

BANNED PHRASES
- "perfect for families"
- "ideal for young professionals"
- "great for couples"
- "safe neighborhood"
- "walking distance"
- "must see"
- "stunning"
- "won't last"
- "guaranteed"
- "dream home"

Now write the five ads.

Meta takes up to five primary texts per ad. Paste each one separately.

How you know it worked

You have five ads that each lead with a different feature, and none name a buyer.

Tips

  • Run all five in one ad. Let Meta find the cheapest one.
  • Kill any ad that names who should live there. That is a fair housing risk.
  • Swap the hook line first when an ad stops working.
